The mechanical services provided in the towers include the following:
  • Air conditioning to all tenanted and lobby areas.
  • Mechanical exhaust ventilation systems for toilets, car park and plant areas.
  • Fire stair pressurisation and smoke spill systems for each office floor.
Air Conditioning
201 Kent Street: The air conditioning of 201 Kent Street is achieved by a variable air volume system. The centralised plant situated on levels 34 and 16 supplies conditioned air to the tenanted floors 18 to 34 and 9 to 15 respectively.
The north perimeter face is served by a separately controlled conditioner as is the centre zone, with a third unit serving the combined south, west, and east faces. These conditioners supply approximately 15 variable air volume (VAV) boxes on each floor of Levels 9 to 15 and 14 VAV boxes of Levels 18 to 33.
The VAV boxes control the temperature of the zone they serve by modulation of the air flow through a number of linear outlets. All VAV boxes are fitted with heating water coils to prevent over cooling. Ceiling/wall mounted sensor's control the operation of each VAV box.
207 Kent Street: The air conditioning system serving the office tower is a variable air volume system. The central plant situated on level 25 provides conditioned air to levels 9 to 24, while levels 5 to 8 are supplied by air handling units located on level 1. Separate individually controlled conditioners serve each face of the perimeter and centre zone, and these in turn supply 12 to 14 on-floor variable air volume boxes.
The VAV boxes control the temperature of the zones they serve by means of ceiling/wall mounted temperature sensors and modulation of the air supply through a number of linear diffuser outlets. All VAV boxes are fitted with heating water coils to prevent over cooling.
Grafton Bond Building: The centralised plant, situated on level 6, circulates chilled water via a pipework loop to all floors. Each area is served by locally controlled fan coil units mounted at high level on levels 1; 2 & 3 and floor mounted on levels 4 & 5. Within the tenancy areas air is distributed through rigid metal ducting incorporating electric element reheats controlled by individual zone temperature sensors. Supplementary Capacity: Secondary condenser water systems are installed in both 201 and 207 Kent Street providing heat rejection for tenants supplementary air conditioning units. Both systems are supplied by duty and standby pumps therefore providing 100% backup in order to ensure continuity of supply, and are designed to operate 24 hours per day 7 days a week.
The 201 Kent Street system has a capacity of 50W/m2 (HR) based on NLA.
The 207 Kent Street has a system capacity of 35W/m2(HR) based on NLA.
